The Chappell & Matthews – Chippenham Sales branch fee incentive promotion (“the Promotion”) is offered by Chappell & Matthews, a trading name of Countrywide Estate Agents, registered address Greenwood House, First Floor, 91-99 New London Road, Chelmsford, Essex, CM2 0PP (the “Promoter”).

The Promotion is available to eligible customers only from 14 December 2022. Eligible customers are those who are aged 18 years or older and who have not previously instructed the Promoter to market their property for sale (“the Customer”). Proof of age and identity may be required.

Customers can participate in the Promotion by entering into a sole agency sales agreement with the Promoter for a residential property to be listed on the open market for sale with any of the Promoter’s Chappell & Matthews branches (the “Agreement”).

Customers who are eligible for the Promotion in accordance with paragraph 2 will receive a £500.00 only deduction from the Promoter’s standard sales commission fee, subject to a minimum total sales commission fee equal to £1,200 plus VAT prior to applying the discount (the “Offer”). The Customer acknowledges that, if the property is subsequently marketed with another estate agent outside of the Promoter’s group, the Customer will no longer be eligible for the Offer.

The Offer is not transferable and not exchangeable for cash (whether in part or whole) or any other offer; and the Offer cannot be used in conjunction with any other offers. The cash value of the Offer is 0.00001p.

The Promotion is not applicable to any other fees, including but not limited to the cost of the Energy Performance Certificate (EPC), enhanced marketing, bespoke brochure fees, photography fees, conveyancing fees and fees for any other services offered by other Countrywide Group companies, which will all remain payable in full and in accordance with their respective signed terms/agreements.

The Promotion will expire on the 31 January 2023. The Promoter reserves the right to amend or withdraw the Offer and/or the Promotion at any time without notice.

By taking part in this Promotion, you accept and agree to be bound by these Terms and Conditions. The Promoter reserves the right to refuse to award the Offer to anyone in breach of these Terms and Conditions.

The Promoter’s decision on the Offer and/or the Promotion shall be final, and binding and no correspondence will be entered into on its decision.

The Promoter will not be liable for any loss or damage that you may suffer arising out of or in connection with the Offer and/or the Promotion (including, but not limited to, indirect, special or consequential loss or loss of profits), expense or damage. Nothing will exclude the Promoter’s liability for death or personal injury resulting from the Promoter’s negligence.

In the event of any conflict between these Terms and Conditions and any promotional materials, these Terms and Conditions shall prevail.

The formation and interpretation of these Terms and Conditions shall be governed by English law and the English courts shall have exclusive jurisdiction to determine any dispute or claim that arises.
