Buying or selling a home can be a complicated and costly business. It is therefore important that you are aware of the procedures and expenses that may be incurred:-

  • 1. Talk to our MORTGAGE ADVISER to find out what you can afford to borrow.
  • 2. Arrange a FREE VALUATION of your property through your local CHAPPELL & MATTHEWS office.
  • 3. Contact a SOLICITOR and obtain a quote for the conveyance of sale and purchase.
  • 4. Find out how much a SURVEY will cost on any purchase you make. Your local CHAPPELL & MATTHEWS office can arrange this.
  • 5. Contact a REMOVAL COMPANY and obtain a quote for the move.
  • 6. Calculate your budget and register to receive property details from CHAPPELL & MATTHEWS.
  • 7. Instruct an ESTATE AGENT to handle the marketing and sale of your property.
  • 8. Apply for a "Mortgage in Principal" through the MORTGAGE ADVISER.
  • 9. Liase with your ESTATE AGENT over offer negotiations on the sale of your home.
  • 10. ACCEPT AN OFFER on your home (subject to contract).
  • 11. Find a suitable home and make an offer for it through the ESTATE AGENT.
  • 12. Your OFFER IS ACCEPTED on your proposed purchase.
  • 13. Inform your MORTGAGE ADVISER that you have found a property and apply for a MORTGAGE.
  • 14. Instruct a SOLICITOR to act on your behalf.
  • 15. Arrange for a survey on your purchase. Your MORTGAGE ADVISER can help with this.
  • 16. Liaise with your SOLICITOR over the transaction and contract detail.
  • 17. A MORTGAGE OFFER released and sent to you and your SOLICITOR.
  • 18. Meet with your SOLICITOR to discuss transaction detail, pay deposit, sign contract and agree a proposed move date (Completion).
  • 19. EXCHANGE OF CONTRACTS and payment of DEPOSITS takes place.
  • 20. COMPLETION. Collect the keys and move into your new home.
